GP Sale & Leaseback

We enable GP’s to release themselves from the burden of ownership, whilst releasing equity from the building. In doing so we provide a long term lease tailored to you and can even take on the responsibility of your GMS/PMS through our trusted NHS provider partners. Sale and leaseback involves the GP partnership selling their surgery to us and taking a leaseback of the premises whilst remaining in the practice. The price paid is based on the investment value of the property, releasing the equity the partnership have tied up in the building.

Your Journey

We understand no one knows your surgery better than you, so we work closely with you during the Sale & Leaseback process to make sure your needs are met throughout your journey with us.

Assessing your requirements

We understand that every GP surgery is unique in how it operates. In order to find the best way forward for your practice we present the different options available on a Sale & Leaseback, allowing you to make an informed choice. Depending on your needs this is usually either a straight forward Sale & Leaseback, A sale & leaseback with the injection of capital for property upgrade works or a Sale & Leaseback with your NHS contract transferring to one of our NHS provider partners.

We agree an offer

Once you have decided which route is right for you we then agree a purchase of your exisiting surgery and decide who will be responsible for the repair and maintenance. We then prepare the Heads of Terms for approval by the District Valuer (DV) and CCG which forms the basis of the future lease you will be taking.

Transfer of your NHS contract

If you are transferring your NHS contract to one of our provider partners we will prepare a partnership deed for the change over and provide you with a dedicated point of contact to help in this interim period.

Complete the transaction

Once our solicitors have exchanged the deeds and documents the transfer is complete! At MGI we pride ourselves on offering the very best ongoing support to our tenants and are always on hand should you have an issues or premises requirements going forward.

Long Term Partner

We are a long term investor in Primary Care and are therefore fully committed to your future. We are experienced in dealing with the different stakeholders involved in the Sale & Leaseback process and strive to make the process as quick and easy for you as possible!

AVOIDING OBSOLESCENCE

We can provide the necessary funding to upgrade and/or extend your existing premises. As developers of primary care premises we can also look at providing you with new premises’ within the lease term should you feel the practice has outgrown its current site. Both of these services are fully managed from gaining necessary NHS approvals through to project delivery.

FLEXIBLE LEASE

GP Leases are typically 20-25 years, however we have know them to be longer or shorter than this. All of our leases are drafted to a common standard and allow automatic partnership changes. We will also consider bespoke clauses to suit any special requirements.

THE SUPPORT YOU NEED

We can be as involved as you want us to be! We will fully explain your obligations under the lease as well as your options for transferring as much or as little of the maintenance and repair liability to us. Dependent on this we can offer you a dedicated property manager for peace of mind.
